1. Definitions

In these General Terms and Conditions, the following terms shall have the meanings defined below:

  • SlimmeTaxatie: The trade name of SlimmeTaxatie B.V., registered with the Dutch Chamber of Commerce (KvK).
  • Client: The natural person or legal entity instructing SlimmeTaxatie to arrange a property valuation.
  • Appraiser: The certified register-appraiser (registered with the NRVT registry) who executes the physical site visit and prepares the valuation report.
  • Report: The written, NWWI-validated home appraisal report prepared as a result of the appraisal instruction.

2. Applicability

These General Terms and Conditions apply to all offers, quotes, services, and agreements between SlimmeTaxatie and the Client. Any terms and conditions of the Client are explicitly rejected.

3. Formation of the Agreement

The agreement is formed when the Client confirms a booking via our online calendar system (`/en/aanvragen`) or explicitly accepts a written offer via email. Upon booking, the Client immediately receives a confirmation email.

4. Valuation Execution & NWWI Validation

SlimmeTaxatie acts as an intermediary matching the Client with a local, certified NRVT appraiser. The appraisal is executed in accordance with the strict quality frameworks of the NRVT (Dutch Register of Real Estate Appraisers) and the NWWI (Dutch Housing Value Institute).

Critical 2026 Guidelines

Since April 2026, stricter national regulations apply regarding the mandatory documentation and assessment of foundation stability ratings (funderingslabel) and energy conservation specifications in every NWWI report. The Client agrees to share all available structural foundation records and home sustainability documents with the appraiser beforehand to ensure a smooth validation.

5. Obligations of the Client

The Client is responsible for granting the appraiser full access to the property at the agreed inspection time. Furthermore, the Client shall ensure that all required documents (such as deed of ownership, cadastral drawings, and homeowner association splits if applicable) are provided on time. Any delay caused by missing documents is the sole responsibility of the Client.

6. Rates and Payment

All listed flat rates are fully inclusive of VAT, cadastral fees, administration fees, and NWWI validation costs, unless explicitly stated otherwise.

Payment is due immediately upon electronic delivery of the completed appraisal report via the provided iDEAL payment link or bank invoice. Invoices must be paid within 14 days of the invoice date. The expenses for an NWWI home valuation required for purchasing or refinancing your primary residence are, in principle, fully tax-deductible under Box 1 in the Netherlands.

7. Cancellation & Right of Withdrawal

The Client may cancel the appraisal request free of charge up to 24 hours prior to the scheduled physical site inspection.

For cancellations made within 24 hours of the appointment, SlimmeTaxatie is entitled to charge a cancellation fee of €150 (including VAT) for administrative and preparation costs. If the physical site inspection has already taken place, the agreement cannot be cancelled, and the full flat fee remains due.

8. Liability

The liability of SlimmeTaxatie and the executing Appraiser is strictly limited to the amount paid out under the professional liability insurance in the specific case, plus any applicable policy deductible.

SlimmeTaxatie is never liable for indirect damages, consequential losses, or mortgage financing delays incurred by the Client due to the NWWI validation processing time.

9. Applicable Law and Disputes

All agreements between SlimmeTaxatie and the Client are exclusively governed by Dutch law. Any disputes will be submitted in the first instance to the competent court in the Amsterdam district, unless mandatory legislation dictates otherwise.
